Before COVID interrupted the world we live in, people were moving from rural and suburban areas into cities at a rate of three million people per week. And since the pandemic, this trend has barely slowed according to the International Organization for Migration. Drawn by greater opportunity for employment, access to mass transportation, and the availability of more cultural touchpoints, like restaurants, museums, and nightlife, cities are getting younger.

With the increase in populations, cities are emphasizing the need for high-density housing to grow their tax base without physically expanding. And with this growth in housing, pressure is on developers and architects to create condominiums, apartments and townhomes that differentiate themselves from the other projects being constructed at the same time. In these situations, design is just as important as location. A great example of how developers are standing out is Mosler Lofts, where Mithun combined an appealing location, a modern aesthetic, and sustainability.

Designed by Mithun for The Schuster Group, Mosler Lofts is a 150-unit housing complex built on an area of .45 acres in Seattle’s Belltown neighborhood. At over 242,000 square feet, the building is comprised of two-story townhomes on the first floor, penthouses on the top floor, and one- and two-bedroom units throughout. The complex also contains a business center, library, common area rooftop deck, and below ground parking.

Mutual Materials was proud to be selected as the face brick supplier for Mosler Lofts as we were helpful in the project receiving the first LEED®-certified multifamily project in Seattle, and the first BuiltGreen® multifamily project anywhere. More awards followed, as Mosler Lofts also garnered recognition as a National Association of Home Builders (NAHB) Pillars of Industry Award: Best High Rise Condo Community, Pacific Coast Builders Conference (PCBC) Gold Nugget Award: Best Sustainable Community, and American Institute of Architects – What Makes It Green Award: Top 10 Green Projects.
